Residential Ventures is a commercial real estate development firm founded by Tim Larson, who has developed over 60 multi-family and commercial communities. These developments include over 2,800 residential units and 500,000 square feet of commercial space. Residential Ventures is experienced with and operates in the acquisition, development, and finance phases of each development, making the company fully integrated from conception to disposition.
Our company’s ethos is sourcing sites in secondary and tertiary markets and identifying the multi-family opportunities that others don’t, making us unique from other multi-family developers. Once acquired, our team designs, develops, and positions each property for its unique multi-family target market and strategy.
We have extensive transaction and market experience. Our firm’s developments are predominately multi-family focused and are targeted to both urban and suburban markets. Our development strategy involves value-add development, new ground-up construction, or adaptive re-use into mixed-use communities.
Residential Niche is the management division of Residential Ventures. Established in 2006, Residential Niche is a full-service multi-family and commercial property management company, exclusively managing our own portfolio and communities. Since inception, we have managed over 2,000 multi-family units and 500,000 square feet of commercial space. Our entrepreneurial spirit and hands-on approach has allowed us to take on and turnaround some tough assignments to maximize asset values.
The Residential Niche ownership has over 35 years of property management experience and has operated in the Denver Market for 16 years, the Pueblo Market for 9 years, and the Birmingham market for 8 years.
Our team manages a wide spectrum of both multi-family and commercial properties from 1970’s era properties to newly rehabilitated or constructed properties with special expertise in turnaround situations. Our strengths include installing new management, maintenance, marketing, accounting, and management systems to both troubled assets and new communities. The firm is also equipped to rehab existing structures and other heavy capital projects.
