The Team

As the Founder of Residential Ventures, a real estate development company, and co-founder of Residential Niche, our property management company, Tim serves as the company’s visionary leader. With over 35 years of acquisition and development experience, predominantly in the multi-family sector, Tim’s role in the company is to bring vision, strategy, and partners together to deliver high-performing assets into the company’s portfolio. Throughout Tim’s career, he has acquired and developed over 60 projects, including more than 2,000 apartment units, and over 500,000 square feet of commercial spaces.

After graduating from the University of the Pacific with a business degree in finance and accounting, Tim began his career in San Diego leading small multi-family developments through site acquisition, financing, architectural planning, construction management, and sale or lease-up. In 1992 Tim and his partners began acquiring and repositioning value-add properties purchased directly from lenders. This value-add development included several condominium conversions, office, retail, restaurant/bar, and multi-family apartment projects in downtown San Diego.

In the time not spent working, you can find Tim with his wife, Debbie, and daughter, Isabel, outdoors hiking and biking, traveling the world, or studying global economics.

Deborah Larson (Debbie) is the Chief Executive Officer of Residential Niche. As CEO, Debbie is focused on the vision and strategy of Residential Niche, and acts as caretaker of the company culture. In Debbie’s previous role as COO, she established operational processes and efficiencies and curated a leadership team to set the company up for growth and overall success.

She has been a lifelong entrepreneur with involvement in commercial real estate for over 20 years. She started her first company while attending college and currently serves as a board member for EOCO (Entrepreneur’s Organization of Colorado).

Debbie is married to an amazing man and together they have a beautiful daughter. In her spare time, Debbie enjoys travel, learning, good food and great conversations with friends and family.

Cam Borges is a co-founder and Chief Development Officer at Residential Ventures. Cam joined forces with Tim Larson in the early 2000s when they created Residential Ventures to focus on apartment conversions and multi-family real estate. Cam is in charge of acquisitions, development and management of the firm’s real estate portfolio.

Cam started his career as a real estate insurance broker in San Diego, California. Having received multiple awards, he is well-versed in sales management and marketing which are the skills he brought to the Residential Ventures team to help the business manage good and bad markets.

Cam has a proactive and involved style, with a creative perspective that always contributes immense value by supporting projects related to office buildings, warehouse-loft conversions, as well as the rehabilitation and repositioning of residential assets. His deep understanding of urban projects and how to transform properties into highly desirable investment opportunities speak to his expertise and experience.

Originally from Sao Paulo, Brazil, Cam speaks Spanish, English, and Portuguese and spends his free time traveling, kitesurfing, and snowboarding.

Joseph Miller (Joe) serves as Residential Niche’s Chief Operating Officer. As COO, Joe leads the design and implementation of policies to promote Residential Niche’s vision, and operations to keep the company aligned with the current growth.

Joe has more than 30 years of real estate experience in public accounting and real estate investment firms. Joe joined Residential Niche after spending over 15 years with Griffin Capital Company, LLC, a vertically-integrated real estate investment and management company, based in California, as its Chief Operating Officer and Chief Financial Officer. Joe was instrumental in the growth of Griffin, helping the company reach over 20 billion dollars in assets under management, including real estate assets.

Before his time at Griffin Capital, Joe spent six years at PS Business Parks, a publicly-traded REIT, where he served in various positions from Corporate Controller to Senior Vice President of Business Operations.. In his positions he was responsible for the corporate and property financial operations, policies and procedures of the organization, and enhancing systems to create efficiency and information integrity.

During his free time, Joe enjoys spending time with his partner of 22 years hiking, skiing, cooking, traveling and lounging.

Ryan Alber is the Director of Construction for Residential Niche, where he is responsible for managing all processes related to construction across the portfolio. Ryan has also established asset management strategies to proactively ensure all properties are well maintained. Ryan works closely with contractors and other members of the team to deliver on-time and on-budget projects.

Ryan’s construction experience includes LEED Certified modular structures for companies like:  Aspen Ski Co., Oshar Townhomes Santa Fe, NM, El Nido Homes Santa Fe, NM, Tutt Building Concepts Twin Lakes, CO, and Antlers Construction Pueblo, Co, which built the first Black Diamond Ski Slope Modular Unit. Ryan holds his Master’s License in Plumbing, Master Gas Fitters License, Erosion Control License, Chemical Disposal Certification, IJCSA Biohazard Cleaning Certification, J.O.C Certification.

Prior to joining Residential Niche, Ryan owned and operated Fathom Plumbing for more than 10 years, completing approximately $60 million in projects.

Before starting Fathom Plumbing, Ryan was the General Manager and license holder for SystemBuilt Structures in Colorado and New Mexico. Ryan led the plant to acquiring the first LEED Platinum Certified modular unit. During Ryan’s time at SystemBuilt, he was recognized through the NAHB (National Association of Home Builders) for sustainable building within the modular building process. Ryan’s projects have been acknowledged for different awards from Green Building to Geothermal Systems.

Outside of work, you can find Ryan completing home projects for his family or helping friends with theirs. Ryan and his family also enjoy setting sail on ocean adventures.

Jason McDonald serves as the Director of Property Management for Residential Niche, overseeing the operation of Residential Niche’s commercial and multi-family assets. Jason joined Residential Niche in 2022 after 8 years at Echelon Property Group, bringing a diverse background in property management spanning more than 20 years. Jason has served in positions ranging from Community Property Manager to VP of Operations.

Jason’s hands-on, people-first approach has proven to create robust communities and build award-winning teams, driving performance in both multi-family and commercial property operations. With his leadership approach, Jason has found great success repositioning communities, creating operational strategies, managing capital improvements, and maximizing NOI.

Jason earned a Bachelor’s degree from the University of South Dakota, majoring in Mass Communication, emphasizing in both Advertising and Public Relations, while also minoring in Business.

When not leading his teams, you can find Jason taking advantage of the Colorado outdoors hiking, camping, and exercising. Jason is also an avid lover of music and plays the drums.

As the Director of Development at Residential Ventures, Sidney is responsible for the execution of the development of new construction, mixed-use, multi-family projects and existing value-add development efforts including: property acquisitions, scheduling, financial modeling, project initiation, entitlements, architecture, and project management, while ensuring alignment with the company’s short and long term goals.

In 2017, Sidney moved back to Denver to begin his career in architecture and development. Early in his career, Sidney has served as Designer, Architect, Construction Manager, Owner’s Representative, and Content Creator in various capacities. One thing underlines Sidney’s work, award-winning quality. Sidney began working with Residential Ventures in 2018 on the design and planning for two of the company’s most recently completed projects, the Mechanic’s Building and The Dagny.

Sidney has an extensive education with a Bachelor of Science in Architectural Studies from Louisiana Tech University, a Master of Architecture from the University of Colorado | Denver, and a Master of Science in Architecture in Real Estate Development from Woodbury University. These degrees taught Sidney the foundations of design, construction, and real estate development. Having studied in 3 diverse cities, Sidney brings a wide range of perspective and life experiences to his work.

In addition to his love for architecture and development, Sidney spends his time outside running, hiking, camping, hunting, fishing, and golfing. Sidney also prioritizes family, particularly his seven siblings, and enjoys traveling to visit when possible.

Dawn Gonzales joined Residential Niche in 2019 as Controller. Since joining, Dawn has been elevated into the role of Director of Finance. As Director of Finance, Dawn is responsible for all accounting transactions and financial reporting across the portfolio, along with human resources.

Dawn brings over 20 years of experience to her role. Her niche is in property management accounting, which began in manufactured housing communities. From there, Dawn branched out into commercial real estate, hospitality/hotel management, employee seasonal housing for Vail Resorts and, more recently, multi-family.

At a few previous companies, Dawn was awarded the Corporate Customer Service award for her compassion for helping others in the company. These traits are quickly recognized when working with Dawn.

When not telling debits and credits where to go, Dawn enjoys spending time with her husband, son, and bulldog. She earned a brown belt in Chinese Kenpo Karate, loves boxing, going on road trips, or working on the family’s never-ending home improvement projects.

When asked “why accounting”, Dawn responds: “I always liked balancing my checkbook!”
